About Shaske & Zeiner Appraisal Consultants Ltd.

Shaske & Zeiner Appraisal Consultants Ltd. was incorporated as of January 1, 1993. This corporation is the result of an employee buy-out of the firm Edward J. Shaske & Associates Ltd.

Edward J. Shaske & Associates Ltd. had been active in appraisals of various forms since 1969. They were, and the new company continues to be, involved in the appraisal of properties for the purposes of financing, litigation, and insurance. These include the appraisal of commercial, industrial, single family and higher-density residential, agricultural, vacant land, and special purpose properties. The scope of this appraisal activity has covered a large portion of Western Canada.

As well, our firm is active in property tax assessment work, for both the property owner and various municipalities in Alberta. Some of the more extensive properties on which we have carried out assessment services include West Edmonton Mall, Battle River Power Plant, Sheerness Power Plant, the Edmonton International Airport, and many other office, multi-family, industrial, and shopping centre facilities.

In valuating various types of real estate, we employ the Income Approach to Value, the Direct Comparison Approach, and the Cost Approach to Value, where necessary. In the utilization of the Income Analysis, we employ the Direct Capitalization Procedure and, in some cases, the Discounted Cash Flow Analysis.

Having valued a range of properties for various corporations for market value and assessment purposes, we believe our firm has a good grasp of general trends and economic factors which can create or destroy property values.

Kevin C. Zeiner, AACI, P.App

Kevin graduated from high school in 1986, with both senior matriculation and business education credits. He attended the University of Alberta in the science program for one year, prior to enrolling in the NAIT Accounting program, and graduated with an Accounting Diploma in 1989.

Kevin joined the Appraisal Institute of Canada in 1993, and in 2001, became an Accredited Appraiser of the Canadian Institute (AACI), earning his designation.

From 1989 to 1993, Kevin was employed as a property management accountant, preparing financial statements, and keeping accounts receivable records for several properties. In 1993, he joined Shaske & Zeiner Appraisal Consultants Ltd., and in 2002 became the owner.

Kevin has experience in all types of appraisals, including residential, multi-family residential, commercial, industrial, agricultural, and special purpose properties. He has completed assignments throughout Alberta, the Yukon Territory, Saskatchewan, and British Columbia.

Kevin is also active in the field of assessment, having been involved in either the appeal or the calculation of the assessment on several types of properties. Acting as a professional witness, Kevin has made appearances before the former Alberta Assessment Review Board, the Composite Assessment Review Board, the Municipal Government Board, PILT Dispute Advisory Panel, the Development Appeal Board, the Alberta Surface Rights Board, the Land Compensation Board, and the Court of Queen’s Bench.
